If you choose to rent a Golf Cart : Only 2-seater electric golf carts are allowed inside the gates at Lost Key. If you bring one to your vacation rental, it must be parked inside the garage at all times when not in use. It may not be parked in the driveway, on the lawn, or on the street. Lost Key has a TWO PERSON MAX per Golf Cart. Strictly Enforced!
Outside food, drink, and coolers are not allowed at the Lost Key Beach Club. Parking is not allowed at the Beach Club.
There is limited bike rack space at the Beach Club; bring your bike lock; park your bike at your own risk.
No beach towels, toys, beach chairs, or other accessories are allowed in front you the rental.
When the propane grill is not in use, the propane tank must be turned off completely. Please check behind you when you are finished grilling!
The 4 beach chairs and 1 beach cart must be returned to the garage and in good working condition.
Quiet Hours 10pm - 8am
All rules set forth in our rental policies go into effect at the time of booking and check-in constitutes full acceptance of this agreement between Owner or Owners Representative and the Renter.
CONFIRMATION: A confirmation listing property information, rules, and regulations will be emailed to you after your reservation is processed. Carefully CHECK your confirmation for accuracy and call us at 850-492-1102 if any corrections are necessary. After 24 hours, the confirmation is considered accurate and all terms and conditions apply.
DAMAGES: The renter agrees to keep the condominium in good, tidy condition, not rearrange furniture and promptly report any missing/damaged items. Renter agrees to not access or open the owner's locked closets in the unit. Neither PERDIDO REALTY VACATIONS nor the owner will be responsible for accidents or injury to guests or loss of money or valuables of any kind.
OCCUPANCY: Occupant capacity, as listed, is determined by the Owner, Association, and local Fire Marshall and is strictly enforced. No property will be rented to persons other than families, married couples, and adults who are 25 years of age or older. The renter must closely and personally supervise all occupants of a property under the age of 25 years. Any reservation obtained under false pretense may be subject to loss of rent and/or eviction. No fraternities, sororities, churches, schools, or civic groups are permitted. We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests. If Perdido Realty determines that you are in violation of capacity and composition policy, you will be denied access to the property and/or subject to expedited eviction. All rents, taxes, and fees paid to Perdido Realty will be forfeited.
DISCOUNTS - No refunds or discounts will be given for mechanical failures inside the vacation rental or any amenities, malfunctioning amenities, weather (including hurricanes), housekeeping issues. Working conditions of pools, hot tubs, air conditioning, cable, internet, elevators are beyond our control and will be corrected as soon as possible.
PARKING: A maximum of 2 parking permits will be issued per reservation. Parking regulations are set by Lost Key community associations; therefore rental agent does not have the authority to make exceptions. No Campers, RVs, Trailers, or Boats are permitted in condominium parking lots. Motorcycle parking is considered one space. No street parking is allowed for vehicles. Vehicles must be parked in the driveway or in the garage. The garage must remain closed when not entering/exiting the garage.
PETS and SMOKING: Renter agrees not to bring pets into the unit or smoke in the property or service halls. Evidence of pets or smoking will result in a $500 charge, reimbursement of any loss of rent, plus any additional cleaning costs.
INTERNET: Free Wifi is included with this vacation rental. Because individual computer settings on computer devices may not be compatible with the internet service settings in the rental property, we cannot guarantee the reliability or connectivity of the internet, nor do we provide internet trouble-shooting services. The estimated speed is 300 MPS but cannot be guaranteed.
FIREWORKS AND FIREARMS: Fireworks and Firearms are strictly prohibited on all properties.
FOR SALE PROPERTIES: Some of Perdido Realty’s vacation rentals may be for sale. If you are interested in seeing “for sale” properties, please contact our office to speak with a licensed Realtor. If you are staying in a property that is for sale, the owner reserves the right to have their property shown to prospective buyers. Every effort will be made to schedule the showing with minimum inconvenience to our guests.
All units are furnished with fully equipped kitchens, bed linens (1 set of sheets per bed) and bath towels (4 towels per full bathroom), one spare of toilet tissue per bathroom, one roll of paper towels, one dishwasher powder packet, one kitchen sponge and one bar of hand soap per bathroom. Linens and towels are not replenished during your stay. Beach towels are not included with the vacation rentals.

ACCIDENTS/DAMAGE TO RENTAL PROPERTIES:
Damages or accidents must be reported immediately and prior to check-out. Guests are expected to keep the condominium in good, tidy condition, not rearrange furniture and promptly report any missing/damaged items. Locked closets in the unit are the property of the owner and should not be accessed. By renting a property, you are assuming financial responsibility for any damages sustained during a stay not considered normal wear and tear. By renting a property, you are assuming all risk of any liability for damage done to person or property, agents or visitors occasioned the premises both latent and manifest. Neither Perdido Realty nor the property owner will be responsible for accidents or injury to guests or visitors or loss of money or valuables.
